1.    Meth Labs –  the increasing occurrences of Purchasers not knowing the property has been used as Meth Lab, the results: an odourless chemical that seeps into floor boards, walls and the internal fixtures of a home, where this chemical vapour is breathed in causes health problems and skin irritations, how you can warn your client about this and what pre cautions/ reports can be engaged, prior to purchase or recommend to a potential rental property purchaser – e.g. detectors that alert a mobile app on your iPhone etc.
2.    Stigmatised properties – murders, demon possessed homes – be aware – who is responsible for a disclosure Agent or Conveyancer!
3.    Title Insurance – how you can protect your client from Settlement into the future – coverage for Boundary issues, Illegal Building Structures, fraud on Title, unpaid Strata levies even after Sec 184 Certificate indicates the levies have been paid – my real life example of how Title Insurance protected self and client and potential for coverage for underground fuel tanks defects in Title, underground septic tanks etc.
4.    Sleeping D/a next to a property your client is purchasing (affecting sunlight, shade & views potentially now or in the future) – how you can protect your client before purchase.
5.    Outline my experience with PEXA online property settlements – how it works and how to overcome anxiety of trying something new.
6.    Pre settlements inspection issues – real life example of furniture being cut up in two because furniture too big to move downstairs and remove form property, or beds covering carpet thread bear and not picked up until settlement, the importance of reinforcing pre settlement inspections to your client.
